Fresh Prince of Bel-Air house price cut has put one of television’s most recognizable homes back in the spotlight, with the Brentwood Park property now asking $22.95 million after first coming to market at $29.5 million earlier in 2026.

The six-bedroom Georgian Colonial is known to millions of viewers as the exterior of the Banks family mansion from The Fresh Prince of Bel-Air. The house is in Brentwood, Los Angeles, rather than Bel-Air, but its grand white facade, tall columns and circular entrance became part of the sitcom’s visual identity from the opening credits onward. The new asking price represents a reduction of $6.55 million from the original figure, a little more than 22 percent.

That television connection is what makes this more than a routine luxury listing. Why the Fresh Prince mansion is back on the market

According to ELLE, the 1937 property was offered for sale in January for $29.5 million, marking the first time in nearly 50 years that it had been put on the market. The listing later disappeared in July after it did not find a buyer at that level. It has now returned at $22.95 million with Christophe Choo of Coldwell Banker and Zaman Nourafchan of Beverly & Company Luxury Properties handling the sale.

A price cut of this size can look dramatic because the numbers are so large, but it does not necessarily mean anything is wrong with the house. Luxury homes often have a smaller pool of potential buyers, and a property with a famous screen history can be unusually hard to compare with nearby houses. The seller is balancing architecture, location, lot size, condition and celebrity value, while buyers still have to decide what the home is worth to them as a place to live.

The listing also arrives in a market where famous homes can attract enormous attention without automatically producing an immediate sale. Recognition creates publicity, but it can also produce unrealistic expectations. For fans, the appeal is simpler. The mansion remains tied to the image of a yellow cab pulling up outside and a young Will Smith beginning a new life on television.
